Downtown Tampa & Channelside

The city's most energetic address. High-rise condos, the Riverwalk, Water Street's ground-up development, Amalie Arena. Great for professionals who want to walk to work and to dinner. Less ideal for families with young kids.

Ideal for: Young professionals, empty-nesters trading the suburbs for urban energy, investors in short-term rental condos.
Historic · Character

Hyde Park & South Tampa

Tree-lined streets, bungalows and Craftsman homes, Bayshore Boulevard's seven-mile waterfront walk. The closest thing Tampa has to an "old money" feel — anchored by Hyde Park Village's shops and restaurants.

Ideal for: Buyers who want character, walkability, and proximity to downtown without the high-rise lifestyle.

Family and master-planned

Family · Master-Planned

New Tampa & Tampa Palms

Gated communities, top-rated public schools, golf courses, and the fastest-growing corner of the Hillsborough suburbs. Short drive to USF, Moffitt, and downtown via I-75.

Ideal for: Families prioritizing schools and community amenities, healthcare professionals near USF and Moffitt.
Family · Growing

Wesley Chapel

The fastest-growing suburb in the region. Master-planned communities like Seven Oaks, Meadow Pointe, and Union Park, anchored by the Shops at Wiregrass. High inventory turnover and a new wave of hospitals and medical offices.

Ideal for: Relocators wanting new construction, families prioritizing amenities, healthcare and BayCare employees.
Rural-ish · Larger Lots

Odessa

Northwest Hillsborough, bordering Keystone. Low density, large lots, pockets of horse properties. Keystone Preparatory and Steinbrenner High are the magnet. More land, longer commute.

Ideal for: Families wanting land and top-rated schools, equestrian buyers.

Established suburbs

Carrollwood

One of Tampa's original suburbs — mature trees, established neighborhoods, plenty of waterfront on Carrollwood Village lakes. Easy Veterans Expressway access to downtown and the airport.

Ideal for: Families wanting character homes on larger lots, retirees who want quiet without isolation.
Quiet · Newer

Lutz & Land O' Lakes

Just north of the Hillsborough line into Pasco County. Newer construction, larger lots, lower prices per square foot than the closer-in suburbs — with the tradeoff of a longer commute to downtown.

Ideal for: Buyers trading commute time for square footage, young families stretching their budget.
Established · USF-Adjacent

Temple Terrace

Tampa's smaller neighbor to the east — historic golf course community, USF at its doorstep, and some of the most affordable single-family homes inside the I-75 loop.

Ideal for: USF faculty and staff, first-time buyers who want to be close-in, value-oriented investors.

Value and growth corridors

Suburban · Value

Brandon

East of Tampa via the Crosstown Expressway. More affordable than the north and west suburbs, with solid schools in pockets and the Brandon Town Center as a retail anchor.

Ideal for: First-time buyers, families looking for more house per dollar, commuters comfortable with the Crosstown.
Growing · Affordable

Riverview & Gibsonton

South of Brandon, along the US-301 and I-75 corridors. Some of the region's most active new-construction activity — Panther Trace, Summerfield, Waterset.

Ideal for: Budget-conscious buyers wanting new construction, investors in starter-home rentals.
Waterfront · Community

Apollo Beach

On the east side of Tampa Bay, about 25 minutes south of downtown. Boat access to the Gulf via the bay, MiraBay master-planned community, and some of the most accessible waterfront pricing in the region.

Ideal for: Boaters, retirees wanting water without the Pinellas price tag, Tampa commuters who don't mind the drive.
Rural · Acreage

Thonotosassa, Dade City & Zephyrhills

The rural northeast corner of the region. Working farms, larger parcels, and small-town Florida. Dade City's historic downtown and Zephyrhills' airport community give each its own character.

Ideal for: Land buyers, hobby farmers, buyers fleeing suburbia, pilots (Zephyrhills).

Cost of living

Below the national average for a metro this size. Groceries, utilities, and services all come in reasonable. Property taxes are moderate with the homestead exemption on your primary residence. No state income tax is the big wildcard.

Climate

Hot and humid May through October — plan for afternoon thunderstorms almost daily in summer. November through April is what people move here for: 70s and 80s, low humidity, blue skies.

Commutes

I-275, I-75, the Selmon Expressway, and the Veterans Expressway are the arteries. Downtown from most suburbs is 20–40 minutes depending on time of day.

Schools

Hillsborough County Public Schools serves most of the area. Top-rated zones include New Tampa, Tampa Palms, Lutz (Steinbrenner), and parts of South Tampa (Plant High).

Healthcare

AdventHealth, BayCare, Tampa General, Moffitt Cancer Center, USF Health, and the VA. Among the most concentrated healthcare systems in the Southeast.

Lifestyle

Buccaneers, Lightning, and Rays. The Riverwalk, Armature Works, Hyde Park Village, Water Street. Beaches 30 minutes west in Pinellas. Year-round boating, fishing, and golf.

What relocators actually ask me.


Is Tampa Bay really growing that fast?

Yes. Hillsborough has been one of the fastest-growing counties in the country for most of the last decade, driven by inbound relocation from high-tax states, a strong job market, and lifestyle appeal.

New construction or resale?

Depends on what you value. New construction gives you warranty, energy efficiency, and the latest floor plans. Resale usually gives you more land, more character, and a shorter commute. I'll walk you through both.

What about hurricanes and insurance?

Real concerns. Flood zones matter — some neighborhoods require flood insurance on top of homeowners, some don't. I pull FEMA flood data for every property we look at.

Best school zones?

That depends on grade level and priorities. Tell me your kids' ages and what you're optimizing for, and I can match you to the right school zone before we even look at homes.

Can I live here without a car?

Really only in Downtown Tampa, Channelside, and parts of Hyde Park. Everywhere else, you'll need a vehicle.
